How often should I pump my septic tank?

A septic tank should be pumped when the solids in the tank have accumulated to a substantial level. Don’t take my word for this, though - the US Environmental Protection Agency recommends (source p.5):

You should have a typical septic system inspected at least every 3 years by a professional and your tank pumped as recommended by the inspector (generally every 3 to 5 years).

Additionally, the USEPA recommends that “Alternative systems with electrical float switches, pumps, or mechanical components need to be inspected more often, generally once a year.”

Septic inspectors will recommend that a tank be pumped when the sludge (bottom) and scum (top) layers of the septic tank reach certain depths or distances from the outlet device of your septic tank.

If no one knows approximately where it is, we do require that you first obtain the records by calling your county health department. These records help ensure we don’t waste anyone’s time and help us narrow down where a lost tank might be. We can usually find 90% of tanks easily and quickly, but it’s a waste of our time and yours if we’re unable to pinpoint a lost tank.

Do I need to have my tank pumped to sell my house?

Michigan does not currently have a statewide policy on point of sale inspections. Some counties do, however, require a septic inspection or pumping prior to the sale of a home.

In our area, Ingham County does currently require that your tank has been pumped within 3 years of the sale of the house and they will require a Septic Tank Maintenance Report. This document (STMR) details the physical health and components of your tank and system. The county relies on these reports to help ensure groundwater is not contaminated by failing septic systems.

In addition to the Septic Tank Maintenance Report, you’ll need to work with a licensed Well and Septic Inspector. Their job is to inspect the home’s water source and drainfield and their services will be required in addition to ours prior to the sale of your home.

How do I locate my septic tank?

First, I would start by calling your local county health department and ask for the records of your location to be emailed over.
